The latest Beta 28.5.0.78 allows manual dimensions to stick to arbitrary points and recalculate correctly when objects are repositioned or transformed — just as we expected it to. This includes gaps also.
Please try it and see if it works for all the cases you have and comment back.

The latest Beta Build 29.3.0.100 offers Area Calculation using Measure Tool, now with extended support for compound paths and overlapping objects.
- Select the objects in your artwork you want to calculate the area for.
- Select the Measure Tool from the Toolbar.
- The calculated area will be displayed in the Info panel, shown automatically.
- Shift + Click on a segment in the existing selection to remove/add it to area calculation.
- Configure measurement options by accessing the flyout menu of the panel. You can customize units, precision, and scale to suit your requirements.

The dimensions tool is great, I'm using it a lot, thank you so much. I have some ideas that will improve its functionality:
- Create dimensions styles, so I can choose a style with the scale, font size, colour, etc.
- Create a dynamic dimension, as we get in ArtiosCad: If I put some dimensions in a rectangle if I change its position and size it, the dimensions must reflect the changes
- Ability to chose some default settings for dimension's layer as (its colour, its name, if will it be visible and printable).
